Marketing for developers in Elche

Elche sells new build mostly to people who already live in Elche. It is the most resident of the four markets and the one that least resembles the Costa Blanca cliche. Marketing it as if it were the coast is the mistake you see again and again.

The market

A large city that buys within its own city

Elche is one of the most populated cities in the Valencian Community and has an economy of its own, industrial and long established. Its new build answers that reality: the main demand comes from residents moving within the same municipality, young families buying a first home, and people commuting between Elche and Alicante for work.

That buyer does not arrive looking for sun and sea. They arrive looking for a specific neighbourhood, a specific school and a mortgage that adds up, and they compare mainly with other developments in the same city. They buy in Spanish and often speak Valencian, even when they search in Spanish.

There is a second reality inside the same municipality: the boundary of Elche reaches the sea, and the strip of Arenales del Sol and El Altet is a second home market with its own, far more international buyer. Two different marketing jobs inside one town hall, and they are better kept apart.

The neighbourhood is the search term

Altabix, Carrús, El Raval, the business park. The Elche buyer searches by neighbourhood before price, and content has to be written at that level.

Elche and Elx are one search and two words

Both forms are used and both are searched. Appearing under each of them, naturally and without repeating them to exhaustion, is a small free advantage that almost nobody takes.

Trust is local and gets checked

In a city like this the buyer asks about the developer through somebody who knows them. The digital reputation of the company weighs as much as the development sheet, and that can be worked on.

The metropolitan area is real

Elche and Alicante work as a single labour market with the airport in between. A well communicated development also captures the Alicante buyer looking for more space for the same money.

The urban core and the coastal strip of the municipality are two markets with two buyers. A development in Altabix is marketed in Spanish and by neighbourhood; one in Arenales del Sol behaves much more like the coast and justifies the full multilingual treatment.

Does a development in Elche need a multilingual site?

In the urban core, almost never: it would be spending on a buyer who is not there. In Arenales del Sol or El Altet, yes, on the same criteria as the coast. Same city, two different answers.

We are a small local developer. Is this for us?

It is usually where it shows most, because the starting point is lower and the market is manageable. A well built and well ranked development website in a city like Elche competes with anyone.

Should the site be in Valencian?

For ranking, the majority of searches are in Spanish. For local credibility, using Elx alongside Elche and respecting the local place names adds something. There is no need to duplicate the site.
