Town and urbanisation
Rojales has an old centre by the Segura river, with its weir and cave houses, and next to it Ciudad Quesada, a large urbanisation where much of the municipality's foreign population lives, mostly British.
New build is concentrated in the urbanisations: villas and townhouses, often with a pool. There is no beach in the municipality: the nearest coast is Guardamar's.
What to check in Rojales and Ciudad Quesada
Points specific to this town, on top of those of any purchase.
- The driving distance to the beach, since there is none here
- Whether the plot is on consolidated urban land with all services handed over to the town hall
- The orientation of the pool and garden
- The urbanisation's community fee
Comunitat Valenciana: 10% VAT and 1.4% AJD
Rojales and Ciudad Quesada is in the province of Alicante, in the Comunitat Valenciana. The first sale of a new home by its developer carries 10% VAT and AJD at the general rate of 1.4% since 1 June 2026.
If you plan to let it to tourists, the Comunitat Valenciana has required a municipal urban-compatibility report since 2024 (Decree-law 9/2024), and since April 2025 the owners' community can object by a three-fifths vote (Organic Law 1/2025). Check before buying with that in mind.
