How much do you add to the price of a new-build home?

We send you the calculation above as a PDF, with what is worth checking before you reserve.

Nothing leaves this page unless you press the button. Without the follow-up box, we write to you only with the PDF.

Estimate using the general rates read on 08/10/2026. Reduced rates exist (for example for a main home) and the notary and registry figures are the ones you type. Not tax advice.

How it is worked out

What the calculator adds up

On a new-build home bought from the developer you pay 10% VAT (Ley 37/1992, article 91) and the stamp duty (AJD) of the region: 1.4% in the Valencian Community and 1.5% in the Region of Murcia for a home that is not your main one. Reduced rates exist for a main home and this page does not apply them.

A resale home pays no VAT but transfer tax (ITP): 9% in the Valencian Community (11% above one million euros) and 7.75% in the Region of Murcia. The calculator shows that tax on the same price so you can see the difference.

Notary, registry and gestoría are not fixed rates: they depend on the price and on each professional, so the calculator asks you for them. After the deed is signed, the AJD is filed within the general thirty working days (ITP and AJD Regulations, article 102).

Questions

What people often ask

Do you pay VAT and AJD together on a new build?

Yes. The 10% VAT is charged on the sale and the AJD on the deed. That is why a new build does not pay the resale transfer tax.

Is the AJD the same across Spain?

No. Each autonomous community sets it. This page uses the Valencian Community (1.4%) and the Region of Murcia (1.5%), read on 08/10/2026 in their consolidated texts.

What if it is my main home?

There are reduced AJD and transfer tax rates in some cases, with conditions. The calculator uses the general rate: confirm your case with a professional.

Who charges for this tool?

Nobody: it is free. HolaDomus does not act as an intermediary in the purchase and takes no commission on it.
