One coast, several purchases
Costa Cálida is the name of the whole coastline of the Región de Murcia: the Mar Menor and La Manga to the north, and to the south the coast of Cartagena, Mazarrón and Águilas, more open and with coves.
These are very different markets. The Mar Menor offers calm water and plenty of supply; the south, coves, less supply and more distance to the airports. Everywhere, AJD is 1.5%.
What to check on the Costa Cálida
Points specific to this town, on top of those of any purchase.
- Which municipality the development is actually in
- Which airport is closer: Región de Murcia or Alicante-Elche
- The flood map, along the whole coast of ramblas
- If you like the Mar Menor, its state and Law 19/2022
Región de Murcia: 10% VAT and 1.5% AJD
The Costa Cálida is in the Región de Murcia. The first sale of a new home by its developer carries 10% VAT and 1.5% AJD, a tenth of a point more than across the border with Alicante.
Holiday lets have their own rules and regional register in Murcia, and since April 2025 the owners' community can object by a three-fifths vote (Organic Law 1/2025). Check before buying with that in mind.
