International marketing of new build in the Vega Baja

It is the most internationalised market on the axis and, for the same reason, the most dependent on foreign intermediaries. A developer here without an owned channel does not sell worse: they sell without knowing to whom, or thanks to whom.

The market

A district, not a town

The Vega Baja del Segura works as one residential market spread across many municipalities. Torrevieja, Orihuela Costa, Guardamar, Pilar de la Horadada, Rojales with Ciudad Quesada, Los Montesinos, San Miguel de Salinas, Algorfa. The buyer does not pick a town hall: they pick an area, a type of home and a budget, and move between municipalities without noticing.

The product is recognisable too: apartments with a solarium, bungalows, terraced houses and quads, and detached villas on small plots, almost always inside gated schemes with a communal pool. It is volume new build at contained prices, competing in a market with a great deal of simultaneous supply.

What really sets this district apart is its buyer. It is probably the most international residential market in Spain: British, Belgian, Dutch, German, Nordic, Polish and eastern European buyers, alongside the Spanish one. And most of them arrive through networks of foreign agencies that resell the product in their own country.

The problem

Selling a great deal and owning nothing

The usual chain works: the developer signs with several international agencies, they bring buyers on organised trips, and the units sell. Nobody disputes that it works. The problem appears when you look at what is left at the end.

What is left is a sold out development, a commission paid and zero assets. The developer does not hold the buyer list, does not know which country each sale came from beyond which agency brought it, has no owned content in five languages and has no address on the internet that keeps ranking tomorrow. On the next scheme they depend on exactly the same thing, on exactly the same terms.

An owned channel does not break that chain: it complements it and makes it measurable. The agencies keep bringing buyers, and alongside them a direct flow arrives with no intermediation commission, which for the first time makes it possible to compare what each route costs.

We work the whole district, not one town. It is a deliberate decision: reducing this market to Torrevieja, as much of the trade does, leaves out half the new build actually going up in the south of the province today.

Inside the district there are differences that do matter. Orihuela town and Almoradí sell to resident buyers, with a pitch close to the Elche one. Orihuela Costa, Torrevieja and Pilar de la Horadada sell second homes to international buyers. Rojales and Ciudad Quesada mix the two. Positioning is written municipality by municipality.

What changes here

Four decisions specific to the Vega Baja

It is the market where an owned channel makes the biggest difference, and also the one where you have to be most honest about what it does not change.

Multilingual is not optional

Here it is basic infrastructure. A development without properly written English and Dutch simply does not exist for half its market, however good the product is.

Live alongside the agencies, do not fight them

The international network is a genuine asset of this district. The owned channel is built beside it, with its own phone number and its own form, so that what each one brings can be measured separately.

The area sells more than the municipality

Buyers search by area and by type of home, and often by the name of the scheme. The structure of the website has to follow that logic and not the administrative one.

A great deal of similar supply at once

Few developments differentiate themselves here, so the one that informs best wins: dimensioned plans, annual costs, real distances and a fast answer in the right language.

    We search for the development from the United Kingdom, Belgium, the Netherlands, Germany and the Nordic countries. It almost always shows up, but advertised by others and at a different quoted price.

    An owned website on the developer domain

    With the name of the scheme, its house types, its plans and its running costs. It is the first time the buyer sees the product told by whoever is building it.

    Five languages written per market

    With correct hreflang, because in a district with this many badly built multilingual sites, doing it properly is an immediate competitive advantage.

    Direct acquisition in the buyer country

    Search and campaigns out of season, when the northern buyer decides, with the advertising account in the developer name.

    Attribution separated by channel

    Direct enquiry, agency and portal, each measured apart. It is the only way to know what a sale really costs.

About the Vega Baja market

We sell everything through foreign agencies. Why would we want our own website?

To stop depending on a single door, and to know what each one is worth. The agencies keep selling; what gets added is a direct flow with no commission and, above all, a fact: which channel brings which buyer and at what cost. Today that question has no answer.

Do you only work in Torrevieja?

No, and it is an important difference. We work the whole district: Orihuela and Orihuela Costa, Torrevieja, Guardamar, Pilar de la Horadada, Rojales and Ciudad Quesada, and the inland municipalities of the Vega Baja.

Which languages are needed here?

English always. After that, depending on product and price, Dutch and German usually come next, and French and the Nordic languages enter according to the scheme. It is decided with the inventory in front of us.

Our development is small, twelve homes. Is it worth it?

It can be, at a reduced scope: an owned website, two languages done properly and measurement. What makes no sense on twelve homes is the full deployment of five languages and five campaigns, and we say so in advance.
