What the sum does
The buying costs of a new-build home are VAT at 10% and the region's AJD stamp duty (1.4% in the Comunitat Valenciana for a second home or an investment, 1.5% in the Región de Murcia), plus what you put in for notary, registry and agent. They are added to the price and give the total investment.
Gross yield is the yearly income divided by the price. Net yield is the income less the year's costs, divided by the total investment, before tax. The years to pay back are the total investment divided by that yearly profit.
With a mortgage, the payment comes from the constant-payment loan formula. The return on your money divides the yearly profit, once the mortgage is paid, by what you put in from your own pocket: the total investment less the loan.
If you do not live in Spain, the rent is taxed under the non-resident tax. If you live in another EU or EEA country with exchange of information, the rate is 19% on the income less deductible costs; in every other case it is 24% on the full income with no costs deducted. The UK counts as another country. Here it is guidance, not a calculation of your return.
Yields you see in adverts or on portals are not data from this site: only what you type counts here. If you do not know what rent to expect, get several rental valuations before you reserve.

What people often ask
What is a good rental yield?
There is no single figure: it depends on the area, the type of let and the risk you accept. This page claims no market yield; it works out the one from your own figures.
Do VAT and AJD count as part of the investment?
Yes. They are a purchase cost you do not recover through the rent, so the net yield is worked out on the price plus those costs.
What is the AJD on a new-build home in the Comunitat Valenciana?
For a home that is not your main residence, 1.4%. For a main home there is a reduced rate. The page uses 1.4% because here you are buying to let.
What if I let by the night?
Enter the price per night and the nights let per year. Tourist lets need their own licence and registration: confirm them before you reserve, because without them you cannot let this way.
Who charges for this tool?
Nobody: it is free. HolaDomus does not broker the purchase or charge commission on it.
