From valuation to signing
- 01
Valuation
The bank commissions a valuation. The loan is calculated on the lower of the price and that valuation, and it is usually lower for those who do not live in Spain.
- 02
Bank offer
You receive a personalised information sheet with the conditions. Compare at least two and read the rate, the costs and any tied products.
- 03
Cooling-off period
At least ten days must pass between receiving that sheet and signing before a notary (Law 5/2019).
- 04
Signing with the notary
The notary checks you understand what you sign. The AJD on the loan deed is paid by the bank (Royal Decree-law 17/2018).
- 05
Subrogation, if the developer already has a loan
In new build the project sometimes has a developer mortgage. You can take it over or have it cancelled and sign your own.
What is worth being clear about
Fixed or variable, term, tied insurance or payroll: these are the conditions that really change the cost. The AJD on the purchase is still paid by the buyer, even though the bank pays the one on the loan.
HolaDomus sends no buyers to any bank or intermediary and takes nothing for it. This guide is not financial advice.

What people usually ask
How much will they lend me?
It depends on the valuation, your income and whether you live in Spain. Only the bank can confirm it.
Do I need a Spanish account?
Almost always, and it makes every payment in the purchase easier.
Do you sell new build?
Explaining financing on your website removes one of the fears that most slows a foreign buyer's reservation.
