On the shores of the Mar Menor
San Javier lies on the Mar Menor, with areas such as Santiago de la Ribera, and shares La Manga del Mar Menor with Cartagena. It hosts the Spanish Air Force Academy.
San Javier airport closed to civil traffic on 14 January 2019; since the next day commercial flights use Región de Murcia International Airport in Corvera. Some old brochures still mention an «airport five minutes away».

Región de Murcia: 10% VAT and 1.5% AJD
San Javier and the Mar Menor is in the Región de Murcia. The first sale of a new home by its developer carries 10% VAT and 1.5% AJD, a tenth of a point more than across the border with Alicante.
Holiday lets have their own rules and regional register in Murcia, and since April 2025 the owners' community can object by a three-fifths vote (Organic Law 1/2025). Check before buying with that in mind.
