What it really costs to buy a new-build home
The programme price is not the total. This guide lists what is added and works out the result with your figures, in Comunitat Valenciana and Región de Murcia.

From the price to what you actually pay
On top of the price without taxes you pay 10% VAT (also on up to two garage spaces and a storage room included in the same deed), the Stamp Duty on documented legal acts (AJD), the notary, the land registry and, if you want someone to handle the paperwork, a gestor.
With a mortgage, add the valuation and the fees the bank sets. Since 2018 the AJD on the mortgage deed is paid by the bank, not by you; the AJD on the sale itself is paid by the buyer.
VAT is paid to the developer and AJD is settled after signing: how much goes to each tax and who pays it is in the VAT and AJD guide.

Enter the price and choose the region. The percentages are the ones in force; notary, registry and bank amounts are typed by you, because they depend on your deed and we do not invent them.

What people usually ask
Do I pay ITP on a new home?
No. The first sale of a new home by the developer carries VAT and AJD. ITP is the resale tax.
Why are notary and registry costs not shown?
They are regulated fees that depend on the value and length of the deed. Any percentage we gave would be invented: ask the notary for a quote and type it in.
Are there lower AJD rates?
Yes, depending on the buyer profile and use of the home, and each region sets its conditions. Confirm with your adviser or the regional tax office.
Does HolaDomus charge the buyer anything?
No. HolaDomus is not an agency, does not intermediate the sale and takes no commission. It works for developers.
Are you a developer?
HolaDomus builds the direct digital sales channel for your programme, with this same calculator built into your site.
