Buying new build in Spain from Sweden, Norway, Denmark or Finland
Swedes, Danes and Finns buy as EU citizens, Norwegians as EEA citizens. For Spanish tax, all four are treated the same way.

EU and EEA citizens
Citizens of Sweden, Denmark and Finland (EU) and of Norway and Iceland (EEA) can live in Spain without a visa. If you stay more than three months, you must register and obtain the EU citizen registration certificate.
Buying works as for any buyer: an NIE, a Spanish bank account in practice, and the documents and guarantees checked before reserving.
What to arrange
In order, before and after signing.
- Get an NIE
- Open a Spanish bank account
- Ask for the documents and guarantees before reserving
- Register as an EU or EEA citizen if you stay more than three months
- Appoint a gestor for form 210 if you do not live in Spain
- Consider which inheritance law applies (EU Regulation 650/2012)
As an EU or EEA non-resident
If you do not let the home, you declare an imputed income each year: 1.1% to 2% of the cadastral value, taxed at 19% (form 210). If you let it, you pay 19% on the net rent, after deducting the expenses linked to it.
Your own country may also tax that income or the property. Check with an adviser how your country and Spain treat it: the rules are not the same in each Nordic country.
