A whole town, not an urbanisation
Torrevieja is a town with year-round services: hospital, shops, port and seafront promenade. Much of its land is taken by the La Mata and Torrevieja lagoons, which form a natural park and limit where building is possible.
So new build is split between the town centre, with apartment blocks, and the outskirts. They are two different purchases: living in town or in an urbanisation.
What to check in Torrevieja
Points specific to this town, on top of those of any purchase.
- Whether the home faces the lagoons or the natural park, and what can be built opposite
- The real walking distance to the beach, not the brochure's
- Whether the building has a parking space: parking in the centre is hard in summer
- The community fee when there is a pool and shared areas
Comunitat Valenciana: 10% VAT and 1.4% AJD
Torrevieja is in the province of Alicante, in the Comunitat Valenciana. The first sale of a new home by its developer carries 10% VAT and AJD at the general rate of 1.4% since 1 June 2026.
If you plan to let it to tourists, the Comunitat Valenciana has required a municipal urban-compatibility report since 2024 (Decree-law 9/2024), and since April 2025 the owners' community can object by a three-fifths vote (Organic Law 1/2025). Check before buying with that in mind.
