The coast of Orihuela
Orihuela Costa is not a municipality: it is the coastal strip of the Orihuela municipality, separated from the city by kilometres of countryside. It has beaches and coves such as Playa Flamenca, La Zenia, Cabo Roig or Dehesa de Campoamor, and golf courses such as Villamartín, Las Ramblas or Campoamor.
It is almost all residential urbanisations, many designed for buyers from northern Europe. Municipal procedures are handled by Orihuela town hall.

Comunitat Valenciana: 10% VAT and 1.4% AJD
Orihuela Costa is in the province of Alicante, in the Comunitat Valenciana. The first sale of a new home by its developer carries 10% VAT and AJD at the general rate of 1.4% since 1 June 2026.
If you plan to let it to tourists, the Comunitat Valenciana has required a municipal urban-compatibility report since 2024 (Decree-law 9/2024), and since April 2025 the owners' community can object by a three-fifths vote (Organic Law 1/2025). Check before buying with that in mind.
