Dealing with whoever builds
Buying directly from the developer means you sign the contract with the company that promotes and sells the project, through its sales team or its website, without an agency in between. In many cases the buyer pays no intermediation commission, but confirm it in writing.
It is not a risk-free purchase either. A direct seller must give you the same information and guarantees as any other channel, and you are entitled to read them before signing anything, including the reservation contract.
What to ask for before signing
No serious developer refuses to hand these over.
- Building licence and details of the developer company
- Land registry extract (nota simple) on the land and charges
- Plans, specification and expected delivery date
- Guarantee of the amounts paid on account: bank guarantee or insurance (Law 38/1999, amended by Law 20/2015)
- Ten-year insurance on structural damage (Law 38/1999)
- Draft sale contract, with the payment plan and penalties
- The mandatory information for the sale of homes (Royal Decree 515/1989)

What people usually ask
Is buying direct cheaper?
It cannot be assured. It may avoid a commission, but the programme price is set by the developer. Compare in writing.
What is HolaDomus's role?
None in the purchase. HolaDomus is not an agency, does not intermediate and takes no commission: it builds the digital channel of developers.
Can I see programmes here?
We do not show any yet. You can ask us to let you know when one fits what you are looking for.
Do you sell your programme directly?
HolaDomus builds the own channel: website, languages, forms and follow-up of every contact.
