Buying a new build in Spain, step by step

From the first visit to the keys there are seven stages. Here they are in order, with what to ask for at each.

The route

The seven stages

  1. 01

Choose the project and ask for the documents

Before reserving anything, ask for the building licence, the plans, the specification and the land registry extract (nota simple).

  2. 02

    Reserve

A short contract that holds the home. Read it in full: it has its own guide.

  3. 03

    Sign the sale contract

It sets the price, the payment plan and the delivery date. The amounts you advance must be guaranteed.

  4. 04

    Follow the works

Payments on account are made in stages. It is normal to ask for progress photos and to confirm the expected date.

  5. 05

    Receive the finished home

The developer must hand over the first occupation licence, the end-of-works certificate and the energy certificate.

  6. 06

Sign the deed before a notary

You pay the balance, plus the VAT and AJD that apply. With a mortgage, the bank sets the day.

  7. 07

Collect the keys and connect the utilities

With the deed signed it is registered and you arrange electricity, water and community fees.

Before you start

What a foreign buyer needs

To buy you need an NIE, the foreigner identification number. A Spanish bank account makes payments easier and, if there is a mortgage, it is almost always required.

None of this requires living in Spain. It does require patience with timing: the NIE and the account are not obtained in a day.

Leave your contact and the area you like. We show no programme on this page: we write to you when one fits.

Your request reaches HolaDomus, not a specific developer. HolaDomus is not a real estate agency and charges the buyer nothing. Your contact is passed to a developer only if you ask us to. More detail in the legal notice.

Questions

What people usually ask

Can I buy without living in Spain?

Yes. You need an NIE and, in practice, a Spanish bank account.

What does the developer hand over at the end?

The first occupation licence, the end-of-works certificate and the energy efficiency certificate, among others.

Does HolaDomus take part in the purchase?

No. HolaDomus is not an agency and does not intermediate: it builds the digital channel of developers.

Do you sell new build?
