What the calculator draws
The schedule starts with the reservation in month zero and the contract payment the next month: that payment is the percentage you type minus what you already paid as reservation. Then come the construction instalments, spread at the frequency you choose, and the rest is paid at handover.
Each payment is shown with the 10% VAT (Ley 37/1992, article 91), because VAT falls due when the payment is made. The percentages and months are those in your contract: the calculator assumes none.
The sums you hand over before you receive the home must be guaranteed: the Building Regulation Act 38/1999 (first additional provision) requires the developer to insure or guarantee them and to pay them into a special account. Ask for the guarantee before you pay.

How much do you pay before receiving the home?
It depends on the contract: the reservation, a percentage on signing and the construction instalments. The calculator adds what you type and shows the rest that remains at handover.
Are the advance payments guaranteed?
They must be by law: a guarantee or insurance, and a special account (Ley 38/1999, first additional provision). Ask for them before you pay.
Why does each payment carry VAT?
Because VAT on a new-build home falls due when each payment is made. The rate is 10%.
Who charges for this tool?
